The home is available for move in immediately, but it usually takes a week to process an application.
Our policy is to rent to qualified tenants on a first come first serve basis. The property will be available until an applicant meets all the requirements.
Pets are allowed with a pet fee. The pet fee is a one-time non-refundable $300.
Smoking is not allowed indoors on this property.
Tenants are responsible for disposal of trash. There are several services available for trash pickup.
Tenants are responsible for keeping the grass mowed.
Tenants are required to immediately notify us of any issues which require maintenance so that they can be addressed before they get worse.
Tenants will be refunded their security deposit within 30 days of move out. The property must be left in the same condition as prior to renting or better. Any damage apart from normal wear and tear will be deducted from the deposit before return. Cleaning fees will be deducted if the property was not cleaned before move out.
All other rules are covered by the lease agreement which will be provided to qualifying applicants.

If you would like to drive by the property to see it in person, please respect the current tenants’ privacy. Please do not trespass on the property or disturb them in any way.
We schedule showings when there are a few people interested in the property. When scheduled we will contact people who have filled out the rental interest form. This usually means we set a window of time about 2 hours long where tenants can come any time, open-house style. Tours typically take about 30 minutes.

Virtual property showings via Zoom - tour the house from your smartphone or computer. These will be available by appointment only starting November 7.
Our policy is to keep all communication to text and email. This includes but is not limited to questions about the property, scheduling showings, and discussing details. All calls go directly to voicemail.
A deposit must be placed before move in. The first and last month's rent is due prior to the move in date, plus a $750 security deposit (plus pet fee, if applicable). $1125 + $1125 + $750 = $3000 total prior to move in.
A credit check (minimum 670), criminal background check, and eviction history check are performed to assess applicants’ eligibility for rental. Applicants must also provide references and proof of income.
Application is done online through a secure third party service and applicants pay the $40 fee for the application. All checks are performed securely by that service. Applicants must provide references on the application, preferably including an employer and a recent former landlord.
Each tenant age 18 and over is required to apply separately.

If you qualify, we will send an invite link to the online application.
We will process your application. Typically this takes a week or less.
If your application is accepted, we will send you a copy of the lease to review.
Then we will schedule a time for you to view the house and sign the lease.
Only once you pay the full move in deposit ($3000) will you receive the keys to the property.
Payment must be made in either: the same manner as rent, cashier's check, or money order.
